I have a server with 4GB of RAM currently running 2003 SBS and I want to wipe
it and install 2008 R2, however when I boot to the 2008 install dvd I get an
error:

"No physical memory is available at the location required for the Windows
Boot Manager. The system can not continue."

I get the same result with 2008 standard both 32 and 64 bit and the R2
versions.

Any help would be appreciated.

That sounds strangely familiar.Do you possibly have a USB thumb or external
Drive connected. If so, disconnect it and retry it. You know of course 08R2
is 64 bit only.

Thanks for the response but no USB drives other than keyboard and mouse (I
also tried with PS2 Keyboard and Mouse no-diff)

Yes for the R2 is 64 bit I have tried both standard and enterprise.

Just for kicks I have tried Windows 2000, WP, Vista, 2003 Server and 2003
Server R2; all will begin their install process.

Windows 2008 and Windows 7 give the memory error

I'd probably look closer at the hardware, run memory diags, pull the memory
and see if any mismatched, lower grade, configure with a minimum amount and
retry. Sounds like newer versions are detecting something the old versions
didn't care so much about.

Right,...but were these older ones 64bit or 32bit? You did not indicate
that,...that is an important thing.

Maybe you are trying to install a 64bit OS on hardware that can only do
32bit?
