Windows Installer 3.1 fails with exit code 0x80070005

Hi. I am unable to install this update, and as a result any other one. I have
tried the ideas mentioned here:

but everything seems to be ok. My WUTemp folder is placed od c drive,
whereas windows is installed on I drive. Using XP SP2 here. any suggestions?

This error message may occur if you have insufficient permissions to the Windows
Update registry keys. The WindowsUpdate.log file will also read errors 0x80070005 and
0x80080005.
